Please be aware that property prices can rise and fall.
Whilst every effort is made on behalf of GIPS to find a tenant for your property, the overall responsibility lies with the Purchaser.
GIPS cannot be held responsible for vacant property, the devaluation of property purchased and sourcing tenants.
In the event that property is vacant for any period, the Purchaser shall be obliged to continue servicing the loan and shall be liable for all levies.
The Purchaser hereby authorises and instructs GIPS to make introductions to mortgage brokers and letting agents in order to assist the Purchaser in obtaining a loan and a tenant.

Any shortfall in deposits upon completion of the property purchased will have to dealt with by the Purchaser.
GIPS cannot be held responsible for deposit shortfalls and the Purchaser may be required to increase the deposit should the property value drop or interest rates increase.
In the event that a deposit has been placed on exchange of contracts and the Purchaser fails to obtain mortgage finance, the deposit may be forfeited to the developer.
Exchange of contracts is to take place within 21 days, failing which the reservation fee may be forfeit.
